The Town Clerk's Office is responsible for maintaining all of the Land Records including Deeds, Mortgages and Survey Maps. We provide information and assistance to title searchers, attorneys and members of the general public.  However, we cannot perform title searches or give advice related to the preparation of documents.  We recommend seeking competent legal advice before recording a document on the land records to avoid costly and serious mistakes. 

The Ridgefield Town Clerk’s Office presents the information on this website as a service to the public. The land records available through the link below contains recordings indexed from 1960 through the present. We have tried to ensure that the information contained in this index accurately represents the information recorded in this office; however, please note that recordings indexed in the previous 30 days may not have been audited. The user is advised to search on all possible spelling variations of proper names, in order to maximize the search results.

The land records index is searched by owner name.  Documents are indexed by the grantor and the grantee. Upon inputting a grantor or grantee name, a list of indexed documents that have been recorded under that name will be generated.  Be careful to check the document description; many people own or have owned more than one property. We caution against making assumptions based on searching the index only. The index is to be used as a guide.

Land Records Index 

The Ridgefield Town Clerk is providing a free new tool to help property owners protect one of their most valuable assets. Sign up to receive alerts whenever a document, such as a deed or mortgage, is recorded under your name.  You can sign up at Fraud Alert - SearchIQS. Please note there may be other property owners in the town that share the same name. 

*Newly available - Regional Parcel Viewer from the Western CT Council of Governments--this can be used to look up parcels by property address or Map/Lot number (Assessor ID#)

Recording Documents
$60 first page, $5 for each additional page (*See below regarding MERS documents)
$2 fee for conveyances over $2,000 reportable to the state
$20 Maps of two parcels or less
$30 Maps more than two parcels 

*All documents in which MERS is the grantor or grantee are $159.00 for the first page and $5.00 for each additional page, (per PA 13-247, Governor's Implementer Bill #6706 Sec 81 & 81)
except when MERS is the grantor on an Assignment or Release, the fee is a flat fee of $159.00, (no subsequent $5 additional page fee).

$1 per page for copies of documents
$3 map copy, $5 scale/blue line map copy
$2 per document for a certified copy, in addition to $1 per page copy fee

State Conveyance Tax--as of July 1, 2020
Residential dwelling or property and unimproved land that is less than $800,000.
Consideration x .0075 = tax amount

Portion of residential dwelling or property and unimproved land between $800,000 and $2.5 million.
Consideration x .0125 = tax amount

Portion of residential dwelling or property and unimproved land that exceeds $2.5 million.
Consideration x .0225 = tax amount
