The Zoning Board of appeals is a quasi-judicial board, the functions of which are mainly set forth in Connecticut General Statutes, Section 8-6. These functions are to hear and decide petitions:
(1) to vary the zoning regulations of the Town of Ridgefield
(2) to appeal the decisions of the official charged with the enforcement of the zoning ordinance
(3) to participate in the eminent domain process when the Town of Ridgefield or State of Connecticut elects to take a portion of a parcel of property that would leave that property in violation of the zoning regulations.
Each year, the board hears approximately 80 petitions at public hearings held twice per month on Monday evenings in the Town Hall Annex Public Meeting Room. Since each decision is subject to appeal to Superior Court, the board is involved in an average of one law suit per year and has had an approximate 98% success rate in litigation over the past 25 years.
